As advisors focused on San Diego and Riverside County, we’re always keeping an eye on the real story behind SoCal rents. Out of 41 cities in the region, only nine saw landlords raise median rents for one- and two-bedroom units—a modest 22%. In those few markets, one-bedrooms averaged $2,000 (up 3% year-over-year) and two-bedrooms hit $2,700 (up 4%), trends likely influenced by upcoming college demand. Notably, one-bedroom gains stood out in San Marcos at $2,430 and Encinitas at $2,950, with Oceanside, Orange, and Riverside each seeing a 3% increase in current listings.

Yet, we’re seeing more balance: a burst of new construction and softer demand means many landlords are working harder to attract renters, which translates to more choices and better opportunities for those looking to right-size or relocate. Several cities, including Lancaster, Redondo Beach, Coronado, West Hollywood, Pasadena, Oxnard, LA, Glendale, and Burbank, even posted the steepest rent discounts—especially in areas previously affected by wildfire-driven rent hikes.
