The Tale of Two Markets: Detached vs. Attached Homes
If you are looking at single-family detached homes, supply remains historically tight, tracking well below long-term averages. This low inventory keeps a solid floor under prices for detached homes, maintaining a competitive landscape for buyers. On the flip side, the attached market (condos and townhomes) is seeing an increase in active listings, creating modest price softness and giving buyers more breathing room and negotiation options than they’ve seen in years.
Across San Diego County, the total median sales price is hovering around $925,000, up a steady 1.3% year-over-year. It’s a stable, sustainable pace of growth rather than the frantic, volatile spikes of the past.
Mortgage Rates and Buyer Leverage
Mortgage rates are continuing to dictate the rhythm of the market. The 30-year fixed conforming rate is averaging in the mid-6% range (around 6.48%). While that is down nearly half a point from this time last year, it still requires buyers to be highly intentional with their budgets.
Because rates have leveled out, we are seeing a 6.2% bump in pending sales. Serious buyers are adjusting to this environment, adopting the strategy to “buy the home and date the rate”—planning to refinance down the road when rates ease further toward the high 5s later this year.
What This Means For You
- If you are selling: Well-priced, turnkey properties are still attracting competitive offers and selling close to 99% of their ask price within roughly 33 days. However, buyers are highly educated; overpriced listings or homes needing significant unaddressed work are sitting on the market.
- If you are buying: You finally have more options, especially in the attached property tier. You have more room to negotiate terms and request seller concessions without being forced to waive every single contingency.
